Southern England contains a blend of interesting real estate investment & development opportunities.

West Sussex, and most notably Chichester offers many land / refurb development opportunities. Land values are high, but sales values reflect this and therefore there are development gains available. However, rental prices remain fairly low and therefore rental yields in Chichester are not overly attractive. For investors looking at pure rental yield gains, there are nearby markets that make more sense than Chichester

Portsmouth has land scarcity, and therefore development projects are difficult to acquire. There are many refurb / renovation opportunities in the city, but few that involve access to land. However, as an investor Portsmouth offers some of the most attractive rental returns in the South. Property prices are relatively low, comparable to nearby Chichester, but rental prices are pretty much like for like which in turn leads to a far more attractive opportunity for an investor. This is further fuelled by the growth in Portsmouth University.
